Charterhouse Strategic Land is the strategic land promotion arm of Charterhouse Property Group.

Too many local planning authorities fail to plan for the homes and employment space they need. Through collaboration, more land must be released for housing and employment development. This is something that Charterhouse is committed to address.

The planning system is inherently complex. By choosing to work with the Charterhouse team, our landowners have a safe pair of hands to guide them through these complexities and the uncertainty caused by the contentiousness which exists within the system.

At Charterhouse we endeavour to time investment decisions rather than follow the traditional market cycle.

unconditional purchase

Charterhouse can offer an outright purchase of land for landowners who are looking to dispose of their land immediately.

option agreement

By granting Charterhouse a right to purchase land within a certain timeframe, we then invest in procuring a grant of planning permission.

Once obtained, the purchase price paid is a discount to market value determined by way of a valuation of the consented development scheme.

promotion agreement

A joint venture arrangement whereby the landowner appoints Charterhouse to promote their land through the planning system, at Charterhouse’s own risk.

Once satisfactory planning permission is achieved, the land is sold for the highest possible value through an active, open marketing process. Charterhouse shares in the sale proceeds in exchange for promoting the land.

We take time to understand the intricacies of the local market, working with stakeholders to create the most desirable planning permission. Our ultimate goal is to promote development which maximises land value through the creation of well-designed environments, effective and effective use of land.

We are currently active on some 305 acres which has the potential capacity to deliver a supply of just over 4,000 new homes, and as a privately owned company, Charterhouse can make quick strategic decisions about new land opportunities.

Every Local Planning Authority must prepare a Development Plan to regulate the development of land. Land promotion starts with engaging with the plan-making process. We achieve this by:

  • Call for Site submissions.
  • Baseline site-specific evidence gathering.
  • Engaging with planning officers and local politicians.
  • Development Plan consultation participation across all stages, including examinations in public.

Once the Development Plan makes provision for the promotion of the land, a planning application can be submitted. In certain situations, it may be possible to bring forward applications outside of the plan-making process, which Charterhouse will always consider.
